Each of those points to something different. No hot water at all on an electric system is often a failed element or thermostat. Running out early usually means the element is only heating part of the tank, or the unit is simply too small for the household it’s now serving. Rusty water and a leaking base generally mean the tank itself has reached the end of its life.

Most failures come down to age, water quality and pressure — not misuse.

Age

Storage systems have a finite life. Once a unit is past its expected service life, components fail in sequence and repairs stop being economical.

Sacrificial anode depletion

Storage tanks rely on an anode to corrode instead of the steel. Once it’s gone, the tank starts rusting from the inside — and that’s terminal. Replacing an anode before it depletes can meaningfully extend tank life.

Sediment build-up

Minerals settle in the bottom of the tank, insulating the element from the water. The result is slower heating, rumbling noises, and reduced usable capacity.

Excessive mains pressure

High or fluctuating pressure stresses the tank, valves and connections. A constantly weeping relief valve is often a pressure problem rather than a valve problem.

Undersized for the household

A system that coped with two people struggles with four. Nothing has failed — the demand simply outgrew the unit.

Deferred servicing

Relief valves, tempering valves and anodes all have service intervals. Skipping them is the most common reason a system dies earlier than it should.

How do I know if I need a repair or a whole new system?

The two things that decide it are age and what’s actually failed. Under about eight years with a single failed component, repair almost always makes sense. Over twelve, with repeat faults or any sign of the tank itself leaking, you’re usually throwing money at something that’s going to fail again — and we’ll tell you that rather than take the repair job.

We do our best to, and no hot water is treated as urgent — particularly with young kids or in a rental. Tell us the brand, rough age and exact symptom when you ring and we’ll bring the parts most likely to fix it, which improves the odds of sorting it in one visit. We look at the whole system rather than just the obvious part — the tank and its condition, the connections, the relief and tempering valves, and the electrical or gas supply feeding it. Then we test the components individually so the fault is confirmed, not guessed at. That’s what lets us quote properly.

Usually one of three things. On an electric system, often only one element is still working, so it’s heating part of the tank instead of all of it. Sediment build-up in the bottom of the tank reduces the usable capacity over time. And sometimes nothing has failed at all — the household just grew and the system is now undersized.

Honestly, usually not. Discoloured hot water almost always means the inside of the tank is corroding, and once that’s underway there’s no repair for it. If the anode was replaced at the right intervals it may have taken longer to get there, but at that point replacement is the realistic option.

A thermostat or element replacement is commonly done within the same visit, as is a relief or tempering valve. Solar and heat pump systems take longer to diagnose because there are more components. A full replacement is often same-day if a suitable unit is available.

Find the brand, model and rough age on the plate on the side of the unit — that helps us bring the right parts. Clear anything stored around it, especially in a garage. If it’s leaking, shut off the water to the unit if you can safely reach the isolation valve.

Yes, at least to the unit itself. Water gets isolated at the unit’s valve, and for an electric system the circuit gets switched off at the switchboard before anything else. For gas systems the supply is isolated and then tested before it goes back on. It’s rarely the whole house, and we’ll tell you what’s off and for how long.

Yes — cold water is on a separate path, so taps, toilets and the washing machine on cold all keep working normally. The exception is if you’ve had to shut off the water at the meter because of a heavy leak, in which case nothing will run. If the unit is leaking, keep the area around it clear and dry in the meantime.

It’s a valve that mixes hot water down to a safe temperature before it reaches your bathroom taps, so nobody gets scalded. It’s a safety requirement on new installations, and it has a service life like anything else. We check it as part of any hot water visit, because a failed one is a genuine burn risk with kids in the house.
